o How interest rates work, including who sets them and how they are calculated.

o How points work and whether or not they are a sound investment to make.

o How you can utilize seller assists to cover rate buydowns or MI buyouts to save a borrower thousands of dollars.

o How rate rebates work and when they can help cover a borrowers closing costs.

o How to avoid monthly mortgage insurance with less than 20% down.
